02 The Studio

A Drafting Desk That Picks Up the Phone

Most of our clients aren’t draftsmen. They’re a contractor with a notebook full of numbers, or a homeowner with a dream of a back-deck and a phone full of photos. Rafter & Plumb works from our studio in Brooklyn, NY, and our whole job is to turn what you already have into drawings that are clean, dimensioned and ready for the permit counter.

You don’t need CAD files. You don’t need neat handwriting. If something on your sketch is unclear, we call and read it back to you before we draw a single line.

06 Before You Send

What to Have Handy

  • A pencil sketch. A phone photo of it works.
  • Overall dimensions, even rough ones.
  • Photos of each wall, room or roof edge involved.
  • The property address, so we draw to the right local code.
  • Anything the owner or building department has already told you.

You don’t need: CAD files, tidy handwriting, or the right words. That’s our side of the table.

My sketch is rough. Is that okay?

Yes. Most of what arrives is pencil on graph paper, a napkin, or a phone photo with numbers scribbled over it. If something is unclear, we call you and read it back before we draw.

Will the drawings pass review?

We draft to the code that applies to your project and add a code-notes sheet so the examiner can follow the thinking. No one can promise a building department’s decision, but if they send comments, we revise the sheets. That’s covered in the Full Permit Set.

Do you stamp or seal the drawings?

No. We’re a drafting service, not a licensed design firm. If your job needs a licensed architect’s or engineer’s seal, we tell you before you pay, and we format the set so they can review and stamp it without redrawing.

What will it really cost?

The number on your invoice is the number we quoted before we started. If the scope grows, we tell you first and you choose. Extra revision rounds are $95 each.

How do I pay?

You receive one invoice by email when you accept the quote. Pay by ACH, check or card. Final files are released once it’s paid.

Does my project have to be near Brooklyn?

No. Everything moves by email and PDF. Give us the address and we draw to that jurisdiction’s adopted code.
